These terms govern use of this website (estuarybridgingsolutions.com), operated by Estuary Bridging Solutions Ltd, company number 17469159, registered office 48 Mornington Avenue, Rochford, England, SS4 1DN ("Estuary", "we", "us"). By using this site you accept these terms.
1. What this site is
This site provides general information about Estuary's bridging finance brokerage services. It is not itself an offer of finance, and nothing on it should be relied on as financial, legal or tax advice.
2. Our role
Estuary acts as an introducer and broker between borrowers and lenders. We do not lend money ourselves, and we do not hold client funds at any point. Any loan is a separate agreement made directly between you (or your company) and the lender, on that lender's own terms. Our own fees and the basis on which we work with you are agreed separately, in writing, once you engage us — not through this website.
3. No advice, no reliance
Content on this site is general information only. It doesn't take into account your specific circumstances and isn't a recommendation to enter into any particular finance arrangement. You should take independent legal, financial or tax advice before making any borrowing decision.
4. Who this service is for
Estuary works exclusively with limited companies and special purpose vehicles (SPVs), arranging finance secured on commercial or investment property. This site and our services are not aimed at, and should not be relied on by, individual consumers borrowing in a personal capacity.
5. Regulatory status
Estuary Bridging Solutions Ltd is not authorised or regulated by the Financial Conduct Authority (FCA). Our current business is structured to work only with limited company and SPV borrowers on commercial and investment property, which places it outside the FCA's regulated activities as we understand them to currently apply. If that scope changes, we'll review our regulatory position accordingly.
6. Intellectual property
The Estuary name, logo and the content of this site belong to Estuary Bridging Solutions Ltd (or are used with permission) and may not be copied or reused without our consent.
7. Third-party links
This site links to our Instagram profile and may link to other third-party sites. We aren't responsible for the content of sites we don't operate.
8. Liability
We take reasonable care to keep this site accurate and available, but we don't guarantee it will be error-free or uninterrupted, and we're not liable for losses arising from your use of it, except where the law doesn't allow us to exclude liability (for example, for fraud, or death or personal injury caused by our negligence).
9. Governing law
These terms are governed by the law of England & Wales, and the courts of England & Wales have exclusive jurisdiction over any dispute arising from them.
10. Changes
We may update these terms from time to time; we'll update the date at the top when we do.
