This policy explains how Estuary Bridging Solutions Ltd ("Estuary", "we", "us") collects and uses personal data when you visit this website, contact us, or engage us to help arrange bridging finance.
1. Who we are
Estuary Bridging Solutions Ltd is a company registered in England & Wales, company number 17469159, registered office 48 Mornington Avenue, Rochford, England, SS4 1DN. We are the data controller for the personal data described in this policy. We are registered with the Information Commissioner's Office (ICO) as a data controller; our registration reference will be added here once issued by the ICO.
2. What we collect
We only collect what we need to respond to you and, where relevant, to help arrange finance:
- Contact details you give us directly — name, email address, company name, and the content of any message, whether sent through the contact form on this site, by email, or by Instagram direct message.
- If you go on to engage us, further details relevant to your finance enquiry (for example the property, loan amount, and company/SPV details) — always given to us directly by you or with your knowledge.
This site does not currently use analytics, advertising or tracking technology that collects personal data, so we do not automatically collect browsing data about visitors beyond basic, aggregated site analytics. See our Cookie Policy for more detail, and for what would change if that ever does.
3. Why we use it, and our legal basis
- Responding to your enquiry — legitimate interests (it's a reasonable, expected way to handle a message you've chosen to send us).
- Arranging finance on your behalf, once you've asked us to — taking steps at your request before entering into a contract, and performance of that contract.
- Meeting our legal and regulatory obligations — for example under money laundering regulations, where applicable to a transaction.
4. Who we share it with
Estuary is a broker: we introduce borrowers to lenders and do not lend money ourselves. If you ask us to source finance, we share the relevant details with lenders capable of considering your deal, so they can provide terms — we only do this once you've engaged us, and only what's needed for that purpose. We may also share data with professional advisers (for example, our accountant) where necessary, or where required by law or regulation. We do not sell personal data to third parties, and we do not share it for marketing purposes without your consent.
5. Where your data is held
We hold data in our business email and file storage systems (Google Workspace). Where a service provider processes data outside the UK, we rely on the safeguards required by UK data protection law.
6. How long we keep it
We keep enquiry and client data for as long as we reasonably need it to deal with your enquiry or engagement, and afterwards for as long as we're required to for legal, accounting, tax or regulatory reasons. As a small business we're still finalising a formal retention schedule; if you'd like detail on a specific record, contact us and we'll confirm.
7. Your rights
Under UK GDPR, you have the right to ask us for access to, correction of, deletion of, or a copy of your personal data, and to object to or ask us to restrict certain processing. To exercise any of these, email information@estuarybridgingsolutions.com. You also have the right to complain to the ICO at ico.org.uk if you're unhappy with how we've handled your data.

We may update this policy from time to time, for example as our services or tools change. We'll update the date at the top when we do.
